Buyer’s Market

The term “Buyer’s Market” is probably the most over used and miss-used term in Real Estate. Realtors try to apply it to times when the market may be soft, lenders are cooperative, or when a surplus of properties has caused the average sales time to increase, making sellers more anxious.

The fact is that a buyers market is almost always available. A buyer has made a good deal when it is a good deal! For example, a property that is bought below the market value is a good deal, regardless of what economist are calling the comprehensive market conditions.

Experience is the only real factor in determining a good deal. Most Realtors are simply not capable of knowing a good deal. It requires having marketed and sold many many ranches, as well as having owned ranches themselves.  There are lessons learned from owning property yourself that cannot be taught any other way. 

We have over 30 years of experieince and hundreds of ranch sales to draw from when we are on a property.  We are ranch owners ourselves and have been involved, as principle, in every aspect of Real Estate.  We are 0n ranches everyday, showing, previewing, or advising clients on ranch improvements.  We have helped our clients do everything from building houses and damming creeks to managing deer herds.

Pecan Marker Tree….

A couple of hundred years ago Native American Indians used trees to mark trails and clean water sources. On a ranch that we just listed in West Kerr County, we found the best example of a marker tree that I have ever seen. And true to the legend, there was a pristine, clear water spring, close by.

This is a Pecan tree that the Indians bent over as a sapling. By burning the tree at the bend they were able to make it hold its shape. It is pointing directly toward the spring.

Drought Buster ?

The rains finally returned to the Texas Hill Country. On the heals of the strongest drought in history, we have received the rains that everyone was praying for.  As much as 10 to 12 inches have fallen over the past three weeks and it looks like the drought is over.  And it couldn’t have come at a better time.  Getting rain in the late summer will keep these springs flowing all the way through the winter; it ought to be beautiful. 

 We still have a couple months of growing season, so browse and cover should be great for hunting season.  The deer (especially the mature bucks) will not be as likely to frequent your feeders, but look for them to graze the pastures in the evening and early morning. 

 The Texas Hill Country really comes alive this time of year, and with these rains it is prettier than ever.  I can’t wait to get out as the weather begins to change and the trees put on their fall colors.  What a great time to be looking at property.

South Texas Brush 101

The fact is that most of us don’t know the difference between Guayacan and Cancun; and that’s not just a Texas Ranch Broker’s inside joke. Knowing can be the diffeence  between a good Texas hunting ranch and something truly exceptional. 

Texas Whitetail rely heavily on natural food sources; and nothing is more desirable to them.  Having a good mix of browse, habitat,  and plenty of permanent water are the necessary elements for keeping and growing trophy animals

When we are on a South Texas Hunting Ranch we look for several key factors. 

  1. Brush/Browse Diversity:  Presence of high protein browse, maturity, height (8ft+), and management. We are looking for Guayacan, Blackbrush, Granjeno,  Honey Mesquite and Guajillo.
  2. Number and location of permanent water sources. There should be at least one (1) for every 300 acres, spread over the ranch evenly. Water in only one location can cause that area to become over grazed.
  3. Habitat and habitat control.  Looking for heavy brush cover with sanctuary areas.  Habitat control should include roller-chopping to lower the browse line and encourage growth. 
  4. Population control is a major factor in a ranch successfully producing trophy class animals.  We look for signs of over grazing but rely mostly on game counts and surveys.

Every ranch is different, and depending on the location you will be wanting to look for different things.  There are only three constants in good hunting properties; food, water, and habitat.

As the economy remains uncertain, investors are looking for a way to capitalize in a buyers market.  Although prices have not fallen as much in the Texas Hill Country, cash buyers are still making great deals.  Comprehensive market conditions have forced some owners into quick sales, and others are simply seeing that this is a great time to look at an offer. 

Live water properties have always been the most sought after.  The difference today is that they are not just a smart investment; they are the best investment available.   In our personal experience, water properties have consistently out-performed investments in the stock market and continue to produce returns, even in these tough times.  While other companies are complaining about the market conditions, we see it as an opportunity.  Our 30 years as Texas Ranch Brokers have provided the knowledge, experience, and fortitude necessary to sift through the record number of properties on the market, and find that golden nugget.
